Water conservation is very important for the in the United States and when a town or city ends up in Level II or Level III drought it can cause real estate valuations to collapse. One of the first things that the city does to curtail water usage during a Level II or Level III drought is to tell homeowners and renters that they cannot water their lawns or wash their cars in her driveway.
If people stop watering their shrubbery and their lawns then their entire landscape dies and looks terrible. No one wants to buy a home with a dead lawn or one with all the shrubbery dead or gone. No one wants to live in a neighborhood with a dirty car in every driveway. After the bubble burst in the real estate market, homeowners and real estate professionals want the housing prices to go up in price not further decline.
With more and more foreclosures on the market and depressed prices, it might be a while until things turn back around. The best thing a realtors and real estate offices can do to prevent the farther sliding of home prices due to droughts, is to come up with a Water Conservation Brochure and what information for homeowners on their website - "25 Easy Ways to Save Water"
Drought mitigation regulations should be a last resort. If homeowners will do their part to conserve water and become responsible, then Level II drought mitigation regulations won't be instituted and housing prices will not slip further. If on the front page of the newspaper twice a week your main headline stories are about the drought; or, how golf courses are pitted against homeowners and how farmers are fighting against developers; then you can be sure that people moving into the area will see that and choose a different city.
It therefore behooves the real estate industry to participate in and spearhead voluntary water conservation programs by helping to get the word out, the PR will not hurt either. Real estate is not the only industry that is hurt in times of drought, but they are one industry that can help the most in positive public relations to prevent them. What are you doing in your city to help with water conservation?
